What is a Conveyancer?

A conveyancer is a specific type of lawyer who deals with property such as deeds and mortgages. It is necessary to use a lawyer for these tasks in some circumstances and it used to be that half of the solicitors in the England got their income form conveyancing, although this is no longer the case. There are now licensed conveyancers which can also do the same job, these days. It is also possible to do the job yourself in some circumstances.

If you are buying or selling a property, you will need conveyancing done. This will involve checking who is the current owner of the property and what the property actually consists of by checking with land registry. Then searches will be done to look in to the history of the land and property and the financial side of things will also be dealt with by the lawyer or conveyancer.

Some people do choose to do a bulk of this work themselves, but it is time consuming at a time when you are busy sorting out many of the other details involved with moving house. It can mean a steep learning curve at a time when you need to be thinking of a lot of other things. It can be easier to leave it to a professional as not only will it save you time, but you will also know that the job has been done properly. You will have to pay, of course and it can cost a few thousand pounds, but it can still be well worth it when you consider what they are doing for that money.

It is important because if you sell a house without having all the right information, then the new owner may come back to you with demands. If you buy a house and there are problems that you did not know about, then you may suffer as a result. It is therefore safer to have an expert on board to help you through this difficult process and to give you peace of mind that everything is good with the property or properties involved.
